Power Marketplace

Every office building is unique and deserves its own style and personality.

This $2 million office complex includes two one-story Class A Medical/Dental Specialty and General Office buildings, sizes 22,183 SF and 15,019 SF. The professional condominiums were designed on a five-acre lot within a master-planned development in Queen Creek.


The project was executed in two phases – Shell & Core (S&C) and Tenant Improvements (TI). The S&C included preplanning of proposed condominiums; establishing all common area building standards ranging from carpeting, tile, ceiling treatment, color selections of both exterior and interior; documentation of all common areas including condominium utilities; and full site development.


Meeting Design Review Board Requirements


The project addressed Town of Queen Creek’s design review and zoning guidelines and their agrarian philosophy to be reflected in designs, as well as strict compliance of codes, covenants, and restrictions. It is for these reasons that the building form, entry areas with diagonal braces, prefinished steel roofing, and trellises evoke an association with agrarian building elements.


EMC2 coordinated with the Town through initial Design Review submittals, Planning & Zoning Commissions through Town Council meetings and Development Services for plan review and permits.


Tenant Improvements = Managing Details


TI services included the development of dental specialty condominiums for general dentistry, maxillofacial surgery, and orthodontia. EMC2 worked closely and coordinated utility requirements with their vendors supplying operatory equipment, sterilizers, dental chairs, ceiling mounted examination lights, and wall-mounted swivel x-ray equipment, digital imaging system, compressed air, vacuum, oxygen dispersal points, gas storage, as well as voice, power, and data.


In addition, EMC2 coordinated materials, finishes, and rough-ins with their interior designer. Services included preparation of conceptual space plans, construction documents, permitting, and construction administration through project closeout.
